What was once a bland and basic condo with a small kitchen, a basic bathroom and virtually no storage, has been transformed into an elegant residence that the client loves to come home to.
The Kitchen:
The client has an affinity for white marble and a clean modern aesthetic. Before the renovation, the client stated that the space felt “unfinished and boring.” We redesigned the kitchen to make it more functional by adding a beautiful and versatile kitchen peninsula with a seating area.
The peninsula is crafted with a waterfall edge to give it a clean, simple and unfettered look. The countertops throughout the kitchen are quartz composite material and were selected for their durability and marble like aesthetic.
We selected the Calacatta gold marble backsplash with gold veins cut out for chevrons to maintain clean and sharp lines throughout the space. The backsplash features honed Thassos marble and the vein cut Calacatta gold is polished, adding texture to the all-white kitchen. The Calacatta Classique quartz countertops with gold infused in the vein compliments the backsplash and the repeated gold tones in the cabinet door hardware and the Delta Trinsic champagne bronze faucet and air switch.

In the bathroom, we designed a functional space with a luxury walk in shower and a modern aesthetic.
Designing a new shower
around the existing penetrations in the concrete while creating a seamless
design was challenging. To work around this, we designed a 12-inch bulkhead with
LED recessed lighting over a custom inset mirror. For a seamless transition
between the shower wall and bulkhead, we pulled the shower wall forward 12”
which placed the new wall over the existing bath drain that was needed for the
new shower. We extended the drain up and out in a wye angling around the new
shower wall. With less than 3” of height to work within, we were able to set
the drain just inside the pan and finished with a squared off shower curb.
The luxury walk-in shower features a rain can / hand shower combination that can be controlled via separate thermostatic controls allowing one to control the pressure and temperature independently for both the rain can and hand shower. We installed custom led lighting and speakers in the shower and throughout the home that can be controlled via the client’s cell phone making life more entertaining and fun.

However, it is a big decision- it’s your home! Apart from purchasing your home, remodeling may be one of the biggest investments you make. Whether you are living through the renovation or relocating during construction, you will spend weeks to months with this firm. How do you make sure you are hiring the right firm? Here’s a list of the top 10 questions to ask before choosing a design build firm.
1. Are they licensed and insured?
Any firm you consider should be licensed in your specific jurisdiction. The license should be held by the company only. Ask for the company’s business license number and verify it online. It is also important that the company you hire is insured. It is good to know what is covered under the company’s policy and how much coverage they have.
2. Can the organization provide you with an outline of their process?
It is important to have a clear understanding of how the firm will develop, manage and execute your project. The firm should schedule regular meetings and discussions to review design ideas, material selections, timelines and budget.
3. Is a permit required and who is responsible for obtaining it?
Most districts require a building permit for a project and there may be several permits required depending on the scope of the project. Obtaining a permit can be costly and time consuming. In general, the firm should be using Ram-board floor protection for hard surfaces, and protection tape for carpeted floors. The carpenters should leave your home in a broom clean state at the end of every work day. The firm should also provide a lock box to ensure the home is secured at the end of each work day.

The Home
A beautiful 16th St. Heights home underwent major bathroom renovations in the 1980s that digressed from the historic character of the home. Layers of tile and several leaks in the bathrooms caused structural wooden support beams and studs to deteriorate. This deterioration led to sagging in the floor system as the support beams and studs are vital to the structural integrity of the floor.

The clients wanted to create two new bathrooms that aligned with the historic nature of the home. The guest and master bathroom were completely gutted, and re-laid out with significant attention focused on the underlying structural issues.
The following steps were taken to achieve our goals:
Existing boiler (no longer in use), and plumbing piping (galvanized) was completely removed from the floor system.
The rotted 2×10 header and roof supporting wall that separated the hallway from the bathrooms was completely replaced from below.
The old improperly installed sister joists were removed.
New floor joists were installed throughout the entire section of the house where the two bathrooms were to be re-laid out and renovated.
New sub flooring and 2×4 wall framing was installed.
The bathroom finishes are custom made to evoke the classic upscale 1920’s hotel style with the Honed Carrara marble and Nero Basketweave tile.

Both bathroom vanities are made with custom drip edge marble and Rohl Wellsford faucets. The custom linen towers were built and painted in Benjamin Moore’s Violet Mist color and finished with Jeffery Alexander’s Lexa pulls. Additionally, the client provided a steel enamel tub which was designed to be used as a separate tub or a drop in application. Because the tub was not designed to be under mounted, the structure for the Stately Carrara marble soaking tub was created on site and a Rohl Palladian tub filler was installed.

Pay attention to the hues of your kitchen
Withthe right combination of hues, you can make your small kitchen appear bigger. Light, clean hues is subtle on the eyes and can make your kitchen pop! Also, if you use a pastel color in conjunction with white, then you can attract additional light and make your kitchen look bigger.
Another popular color scheme in D.C. homes is two-toned themes. Most two-toned kitchens use rich wood finishes combined with lighter hues of white or cream, as mentioned earlier. However, grays, blues, and even navy are making a presence especially when tempered with rich champagne bronze or brass tones. These color combinations let the whole kitchen look well designed, luxurious and fabulous!
Choose smaller appliances and mind your space with a proper work triangle
While you may have dreamt of a huge refrigerator or full-size oven with all the fancy gadgets, with a small kitchen, having these appliances simply won’t work with your design.
It is important to mind your space in your kitchen, and pay attention to your work triangle. The work triangle is a common term used by kitchen designers which refer to the three primary work areas in your kitchen: your kitchen sink; cooking areas such as a range or cooktop; your food storage as in your refrigerator.
It is important to make sure the placement of these three primary areas of your kitchen are not shoved up next to each other or too far away. You need to ensure that they are forming a triangle. Also, you must make sure that no one leg of this triangle is shorter than four feet if you can help it, and no leg of this triangle is longer than nine feet long if you can help it. With a proper work triangle in place, you will have a very efficiently designed kitchen space that will work for you.
Additional storage can be found with your unused spaces
You may have thought that you have found every nook and cranny within your kitchen, but chances are there may still be some available areas that can be used for additional storage in your D.C. kitchen. For instance,there could be space above your oven range if you have no range hood. This can be a good storage area for your cookware.
If you have an island or plan on having one, the sides of the island can be used as additional storage areas for your kitchenware as well. One caveat to mention – if you are planning on using these unused spaces, don’t go overboard by crowding this space as this can cause your kitchen to appear cluttered.
If you are going through a kitchen remodel, there are some things that a designer will take into account with your kitchen space to take care of the storage concern. One of the first things the designer should do is calculate the number of cubic inches you have in your existing kitchen so they can make sure that your new kitchen will have more actual storage space than you currently have.
Also, your designer should sit down with you and go over each cabinet in the new design to recommend what should go into each cabinet and to make sure the cabinets function appropriately for the items you plan on storing inside that space.

Light up your space

Lastly, is your accent kitchen lighting. This type of lighting is used to illuminate certain features in the kitchen, such as light that is placed above the crown molding over the wall cabinets to bring to life the ceiling. This type of lighting adds a little extra dimension to your kitchen space.
Consider your backsplash
Your backsplash backdrop can either make or break your kitchen design. Painting your backsplash with pastel colors, or simply going with white can help to make this important backdrop stand out. This can also give an added emphasis to other areas of your kitchen. If the paint option is not the route you want to go, then you can also use stones or tiles that can give your kitchen design a classic look.
Play with materials
